I agree The mini split is the way to go , they are all 2 pole 220/230/240. volt , also most are inverted to DC ,this is what makes them very efficent and come with a High EER rating why Mini split because you can order one online , you can do the install yourself . in 4 hrs you will be up and running

when sizing cooling you the norm would be 500 sq ft per ton , if you have a building that is not that tight I would use 400 sq feet per ton , 1 ton equal 12,000 British thermal units (BTUs)

you could get away with 12,000 BTU (1ton) but it will work hard somthing in the 15,000 -18,000 btu range would be better
