Well we sold our son's house in Pickens SC back in December. We closed on their new house today in Myrtle Beach SC, we started moving in today also. We got a bunch done.

Got a 2 bed, 2 bath with 2 car garage detached with a nice security neighbor hood. Perfect house for them and got it for under $165,000! The house across the street is on the market for $450,000! Several others within the same neighbor hood are over $300,000. They got a great deal. Even has basic cable garbage pickup and yard service if they want it.
Now the fun starts for them being home owners.
I got all the new door locks and dead bolts installed. Cleaned out both bed rooms and have them ready for the new bed room Furniture to arrive Friday. We sold the old stuff already they pick it up tomorrow.

Yes we had been looking since Nov. when they told us of their plans to move. This was a estate sell we caught it the very first day it was listed. Went and looked at it and made offer. They should be able to make some good money on it after a few years in it with the price they got it for. If they want to move.

I realize that a 2 bedroom house is cheaper than 3 bedroom ,,but it sounds like a steal even so.. What great parents you are ...Pickens SC huh?,,,I have a good friend that his folks moved from Pickens SC many years ago to the west coast where I used to live before moving to Idaho.. I mention that as I do not believe I ever heard of Pickens SC until now with you Andy ..His last name is Reeves,, just in case you knew some of the family from there..

I worked at ONS for 40 years and know plent of the reeves in the area. Maybe kin.

My daughter and son in law moved into their six bedroom on ten acres house recently. It would be a celebration except for all the other stuff going on. Anyway they are out of the city where it will be safer and can have their horses at home. He just got a new job with an outfit in CA and is working from home.

I just wish they were out here near us, but it sounds like rural Michigan is pretty "rustic" - neighbors walking around open carrying

We finished up the moving in today. They slept in the house last night after they had their new bed delivered. Now they start putting things in place. I got the big screen put up and all the Cable connections & WiFi is up and running. I had to knock all the old shelfs out fill in the holes and sand it paint it. Looks much better.

That's a good looking house Andy.. we been looking for our daughter a house here but not any luck as houses here are selling like you cannot believe ,,people from all over are moving here and many are buying with cash and they buy with out inspections so to make a fast sell for the sellers,,so unless you have your money already borrowed and ready to go ,plus winning a bidding war ,, forget it... yesterday we drove by a house and then called the realtor and she told us that they were all ready booked up today with showings of the house, and tomorrow too.. So,, happy for you and your son of getting a house so quick ..we thought that a 2 bed 2 bath house would not be what most people wanted and easier to get,, not so ..

Sorry to hear your having so much trouble. Houses here are selling quickly to. We just got lucky and caught them as it went on the market.
Tomorrow I get to start tearing out the kitchen counter tops so the new grant ones can be installed. Oh boy that should be fun!

We had a deal fall through on my mom's house in Colorado, and by the time we relisted it and got another contract, we got almost $40K more than we would have on the first contract.

I didn't even think it would appraise for the contract price, but then several more weeks had passed and they cleared full price it with the lender. I half expected the bubble to pop before we closed but it's still going up as of late December.

It almost always will because the appraiser knows the sale price before hand, so they can adjust it to make sure that it will go through.

Yeah, that has always baffled me - especially having had all the education to be a CPA auditor.

It doesn't seem like appraisers are really an independent opinion. I'm not going to complain about the money, though

Her house went up over 7 times since 1977.

Last few months alone it went up about what it cost originally!

Well the guy's started on the wood today at the house turned into more rot than we expected but its going to be all good by Saturday. They did a bunch of work today, weather was nice they should about finish tomorrow maybe. The water leak they said they fixed wasn't. They just re directed it to another spot. But it will be fixed by tomorrow. It look much better now. I didn't get any picture because it got dark and I left to go eat.

Reminds me of my grandmothers house, built in 1959 and the back fascia boards behind the gutters are so rotted.

The market is crazy hot in my area too. When a house pops up on the market it gets snatched fast with multiple bids over asking.

Getting ready to sell my house. We expect it to go within a week or less for well above asking price. Not only that but the values have been steadily rising despite all that is happening over the last 12 months so our asking price is higher than I imagined by a long way!

It's definitely a sellers market here.

House is looking much better. Went over and they had the garage trim and panels back in. They where working on the beam between the house & garage. They have to paint the boards and finish the roof repair. Should be all done by Monday afternoon so the counter top guys will be there Tuesday.
