Anyone ever had a garage built
I know it varies on location and such, but I was wondering what would a realistic average cost of having someone build a garage like this

around here you can figure $25 - $27.50 per square foot ... that's stud wall finish on the interior, wired and partially bricked (3 sides).

I built a slightly smaller garage (26x32) a few years ago for around 8500. I hired the concrete done, but me and my buddies did the rest. I had estimates from 12 to 16 thousand from some of the local companies.

I just had a custom garage built very similar to yours. 22 x 38, w/10' ceilings and a 9 x 18 door. Slab and foundation will support a second story, wired for 220 w/2 dual pane windows and 2 walk-in doors. Stucco exterior and shingle roof. Total cost was just under $60,000.00 including plans, permits, soil anaylisis, outdoor parts wash area w/drain, non-slip epoxy floor and cold water plumbing. When I started this project I was looking to spend $25/30,000.00. Boy, did I ever get a wake-up call!! But it's worth every penny.

A friend of mine just had a 30 X 40 put up on his property with concrete, 10' ceilings and two 10 X 8 rollup doors for $20,000. This included no interior fiishing. The building is metal with wood structure for a framework.
My garage was built in 1997 and it cost me $23,000.00 for a 40 X 40 shop, 12 foot ceilings, concrete, and three rollup doors (one was 12 X 10, the other two were 10 X 8). Mine is fully insulated and finished inside with the same metal as the outside. This also insluded the 20 foot wide approach pads. |

I just got a price on a 10 x 20 storage building. Little barn doors on one end, a single door on the side and two windows. There was also a small loft for a little extra storage. 200 sq ft is the largest you can build here without permits. It cant be on a slab though, it must be built on blocks or something like that. It is 7000 plus taxes.
We also got a price on a small garage, completely finished, less wiring. I believe it was 24 x 20 and it was 17,800. They do all the permit work and such. |

you know what sux? 2 weeks ago the construction guys knocked down a 4 year old 30x40 across the street from me. it was finished, insulated, heated, air conditioned, 12' ceilings, and had a loft. bad thing is I dont have room in my yard for it, otherwise I would be in Heaven.

leave the front one their but put a garage on the backside so you can drive through to the garage in back. now I think that would be pretty cool to have the front one a drive through garage to get to the back one. And then you would not even see the back garage from the street.:metal:

Having mine started in Feb 08, just under 50K, 3 car brick 32 x 40 attached
to existing 2 car 20 x 20 with a 12 x 32 underneath storage on one end ;) |

Iv got a 30 by 40 14 foot tall block builing cost i have no idea but it was quite a bit all i know is i help build it and man was that fun.

I think for that size pretty complete and faily nice about $15,000 to $20,000.
I did mine myself and as a pole building and I am at about $20K. Another $5k should get me finished. |

When I bought my house, it came with a 24x32 garage singer roll up door and 1 walk in door, they said it was a Menard's kit, something like 3,800 for the kit and they built it themselves. Problems with the menards kit...cheap siding, not nearly enough rafters (only had 3) and 2x4 wall studs. We moved it about 9 miles and it didn't fare very well...I added rafters to 24" and beefed up the walls after we finally got it set down. (btw, the house and garage together cost me $7500.00)

Last year I had estimates from $14,900 to $22,000 for a 28 by 30 garage.this was just for the slab and building.No insulation ,wiring,sheetrock ect. I hired 2 friends with experience and got a garage kit from Menards.In one weekend we had the structure and rafters up.Total cost on this was $6400 on top of the $2100 slab---plus beer.
I insulated- wired and sheetrocked for about another $1400 YES it was a lot of work----but still less than half of a couple of estimates. I had a electrician friend from work check my work and he said there is nothing he would or could change :) |

Building my own I had roughly $13,000.00 in it complete. 28' x 36' with a 6' overhang across the front and one side. Two doors (9' x 7') Man door and 3 windows. This included all concrete and foundation that I subbed out. All wiring and drywall was done by myself and is completely finished inside. If I had it to do over again though I would have went with taller ceilings all for the fact that I would love to have a hoist. Right now my ceilings are 9'. I will have to post some pics. But check out garagejournal.com and look in their Gallery. Many, many ideas for garages ranging from a 1 car do-over to a massive pole barn you could get lost in, to garages that only Bill Gates could afford.
