I think your numbers are a bit high. I had the Dana 44 and 60 axles along with the 205 transfer case in my Ford gone through 4 or 5 years back for $2800 and that included shortening the front axle and converting to disc brakes. I have a set of 17.5 inch factory wheel that were $250 plus $500 for tires.
The engine wasn't rebuilt and no mention of transmission being rebuilt so there is maybe 2 days labor and $4-$500 in parts.
I'm pretty confident that that truck could be replicated by many non- celebrity shops around the nation for $30_$35k.

It does not seem so hard you five or six guys get together and drive up prices for those things. We should do that here. I'm asking 85K for my '71 it needs some work though.

What the shop did resembles the approach I take with my truck projects. I don't expect them to become worth over 100k though, haha. And I'm very glad that I'm not paying for 30 months of shop time to get them there...
